Fauquier County Real Estate, From Warrenton to the Wine Country

Homes, land, farms, and estates across one of Virginia's most distinctive Piedmont counties.
Fauquier County is a different conversation than most of Northern Virginia. The market here runs on acreage, equestrian properties, wine country estates, and homes that often come with a story. Buyers and sellers both need a representative who understands how to value land, how to market a property with character, and how to navigate the contract decisions that come with rural and estate transactions.
Why Fauquier Requires a Different Lens
A standard residential search engine cannot value a Fauquier property correctly. The county runs on acreage, outbuildings, water access, road frontage, conservation easements, and use potential, factors that don't show up in price-per-square-foot math. Wine country estates near The Plains and Middleburg compete in a national luxury pool, not a county one. Equestrian properties around Marshall and Hume have buyer pools that overlap with Maryland and Pennsylvania. Smaller farms near Warrenton draw weekend-property buyers from D.C. and Northern Virginia. Selling a property correctly means marketing to the right pool; buying one means asking the right questions before the contract goes hard. Constable Real Estate brings the local lens these transactions need.
Real Estate Services in Fauquier County
Fauquier is the strongest fit for land, farm, and luxury property work — but standard buyer and seller representation also runs strong in and around Warrenton. The county supports first-time buyers looking for value, move-up families wanting acreage, and a steady flow of estate-level transactions.

Most equestrian activity concentrates around The Plains, Marshall, Hume, Upperville, and Orlean. The Plains-Middleburg corridor brings the highest price points and the most rigorous buyer scrutiny on barn quality, fencing, water, and ride-out access. Smaller hobby-farm activity often centers near Warrenton and Catlett where buyers want 5-20 acres without the full equestrian-estate price tag.
A farm or estate transaction involves valuing things a residential appraisal does not, pasture, fencing, outbuildings, water rights, soil quality, conservation easements, and use potential. Marketing has to reach the right buyer pool, often beyond Northern Virginia. Contracts often include longer due diligence windows. The agent's job is to translate the property's actual value to people who will recognize it.
It crosses. The northern Fauquier, western Loudoun corridor (The Plains, Middleburg, Upperville, Marshall) is one continuous wine and horse country market. Properties on the Fauquier side often trade slightly more land for slightly less polish; properties on the Loudoun side typically trend higher on price for comparable acreage. The conversation usually covers both sides.
