How Engagement Works
The first conversation is complimentary and pressure-free. We talk through where you are in the process,
in person by phone or by video
financially, geographically, and emotionally, and what the next concrete step should be. For most first-time buyers, that next step is a lender introduction and a pre-approval conversation before serious touring begins. The Buyer Representation Agreement comes into play once you're ready to tour homes; we walk through it together before any signing happens.

Under Virginia law (Va. Code § 54.1-2132, effective July 1, 2025) and the August 2024 NAR settlement, a signed buyer representation agreement is required before any home tours, in person or virtual. The agreement is reviewed with you step-by-step before signing, defines the scope and term, and sets a clear compensation figure. Your compensation is fully negotiable and is not set by law. How much do I actually need saved?
Less than most people assume for the down payment, and more than most people assume for everything else. Depending on the loan, the down payment can run from zero to a few percent on a primary home, while closing costs, title fees, lender fees, and inspections come on top. In our first conversation we build the true number for your situation, so you are budgeting for the real cost to purchase.
What happens if the inspection finds problems?
It almost certainly will, and that is the inspection doing its job. From there we negotiate: the sellers can fix the items, provide a credit at closing, or some combination. On a recent first purchase, the sellers replaced the roof before closing and credited the foundation repair, because we found the issues early and came with contractor quotes in hand.
What is an HOA document review, and why does it matter?
When you buy in a homeowners association, you receive the association's documents and a window to review them. I send them to you first so you can read with fresh eyes, review them separately myself, and then we compare notes and I flag anything worth discussing. It is one of the contingencies I work to keep in your offer even in a competitive situation.
