How Engagement Works
Every investment engagement starts with a complimentary consultation about the strategy. What is the investment goal:

From there, the search filters apply, and properties get evaluated against the math the strategy requires. The representation agreement is signed before showings, and the structure reflects the investment-specific nature of the work.

What types of investment properties do you work with?
Single-family rentals, townhouses, condos, small multifamily (duplexes through quad-plexes), and selected commercial-residential crossover properties. Investment land, farm-as-investment, and longer-hold value-add properties also fit the work. The right property type depends entirely on the strategy.
How do I evaluate a rental property?
At minimum, you need to know: realistic rent (rent comparable analysis), realistic operating expenses (including taxes, insurance, repairs, vacancy, management if applicable), realistic capex reserves (roof, HVAC, major systems), and realistic financing cost. Subtract those from gross rent and you have cash flow. Compare cash flow against capital invested and you have cash-on-cash return. The engagement walks through that math on every property under consideration.
Do you help first-time investors?
Yes. First-time investor engagements often start earlier in the process, sometimes before the buyer has committed to investing at all. The first conversation walks through the realistic capital position, the strategy that fits, and the markets that support those returns. There is no minimum portfolio size to engage; many investors start with one rental and grow from there.
Do you provide financial or tax advice?
No. Tax and financial advice come from your CPA, tax attorney, or financial advisor, and they should be part of any serious investment decision.
